The Unexpected Surprises at a New Construction Inspection

When my buyer clients and I went under contract for a new construction home, we were filled with optimism. The house was brand new, untouched, and still had that fresh scent of a home waiting to be lived in. We knew buying new construction would come with its own set of perks and, of course, the builder’s warranty was a crucial part of that peace of mind. However, during the inspection, we were hit with some surprising discoveries.

Given that this was a newly built home, my clients and I expected the inspection to go smoothly with only minor touch-ups here and there. To our surprise, a number of items were unfinished, some of them pretty significant. It wasn’t just cosmetic; these were functional, structural, unfinished construction.


We were shocked by how many things had been overlooked, and it left us feeling suspicious. The unfinished work and missed details made us think of the classic saying: "If the big things are exposed, imagine what’s behind the walls or under the ground." This saying couldn’t have been more fitting for the situation. The inspection findings got my clients thinking—and honestly, me too.


As much as we love the idea of a new, untouched home, this experience reminded us why inspections are always necessary—even for brand-new builds. You never know what’s beneath the surface, and sometimes, it's the details you can’t see that matter the most.

In the end, this inspection gave my clients a fresh perspective on the building process. We’re pushing for those unfinished items to be completed and ensuring that every part of the build meets the highest standards before moving forward.
